Batumi is where most “pay with crypto” property offers in Georgia are concentrated, and where foreign money sets the tone of the market. It’s also a place where the gap between a listing’s promise and the legal reality is widest. You can buy an apartment in Batumi with USDT or Bitcoin. The developer, though, gets paid in dollars or lari, after a registered exchange office converts your coins.
This page is about Batumi specifically: prices and yields, who buys, which projects agencies advertise as crypto-payable, where the registered exchange offices are, and a step-by-step for the most common case, USDT on the TRC-20 network. The legal background is covered once, in detail, in our main guide to buying property in Georgia with crypto. Here’s the short version: Georgian businesses may not accept crypto as payment, so you convert at an NBG-registered provider first.
Batumi prices in numbers
The best public data comes from Galt & Taggart’s annual Batumi review. The headline: the average turnkey new-build price reached $1,865 per m² in 2025, up from $1,699 in 2024 and $1,569 in 2023. For completed new-build flats the bank reported about $1,960 per m² in June 2026, up 9.8% on a year earlier; we saw that figure only via a search summary of an agency report.
Averages hide a lot in Batumi. Old Batumi sits above $3,000 per m² while peripheral districts are below $1,500. Other figures attributed to Galt & Taggart put Old Town at about $2,231 per m² and the periphery around $1,005, with the periphery up 19.4% in 2025. Colliers, using a different method, reported a primary-market average of about $1,455 per m² in June 2026. So when an agent quotes “the Batumi average”, ask which source and which segment they mean.
| Area | Price per m² reported | What else we know |
|---|---|---|
| Old Batumi | above $3,000 | Historic centre, few new plots |
| New Boulevard | not broken out | Biggest volume: more than 6,800 transactions |
| Alley of Heroes | not broken out | About 4,000 transactions |
| Periphery | under $1,500 | Up 19.4% in 2025, from a low base |
Use the calculator at the top of this page to plug in a size, a price per m² and an expected monthly rent; it shows the purchase price and the gross yield it implies.
Who buys in Batumi
This is the biggest difference from Tbilisi. In Batumi foreigners bought 52% of apartments in 2025; in the capital about three quarters of new-build buyers are Georgians.
| Buyer group | Share of 2025 sales | Trend |
|---|---|---|
| Georgians | 48% | Slightly under half |
| Israelis | 13% | 6% in 2023, 14% in 2024 |
| Europeans | 13% | — |
| Ukrainians, Russians and Belarusians combined | 11% | Down from 16% in 2023 |
| Turkish buyers | 3% | 5% in 2024 |
The figures come from Galt & Taggart as reported by Investor.ge and GBC; some of them we saw only in search summaries. We found no current figure for Iranian buyers. A market this dependent on foreign demand is also a market where crypto-funded purchases are common, which is why agencies market “pay in USDT” so heavily here.
Projects advertised as “crypto accepted”
We went looking for developers that take crypto on their own websites and didn’t find one. What exists are agency and marketplace listings. Here’s what we found and who made each claim.
| Project | Who says crypto is accepted | What we could check |
|---|---|---|
| Alliance Centropolis | JamesEdition broker listing (BTC, USDT) | Listing page blocked our check; nothing on the developer side |
| Next Group projects | Agency realestatebatumi.ge, which says it isn’t a Next sales partner | next-property.com shows 0% instalments up to 48 months, no crypto |
| ONE tower, Tbel-Abuseridze 39 | Realting listings tagged “payment with cryptocurrency” | onedev.ge talks about residency from $150,000, not crypto |
| Blu Sky | Realting listing for a 26 m² studio at $45,000 | Not confirmed with the developer |
| Strada, Island; Monte and Rotana in Gonio; Tropical in Kvariati; Petra in Kobuleti | Agency realestatebatumi.ge | The agency confirms the route unit by unit |
| Orbi Beach Tower | A reseller listing from 2021 | Stale; no Orbi Group statement found |
The agency that lists the most of these is also the clearest about how it works: the payment goes through a crypto service provider registered with the National Bank of Georgia, which converts it and pays the developer. Older press coverage described Coinmania (NBG 0013-9404) running an invoicing arrangement with ELT Building on the same model. That’s the shape of every legitimate deal. If someone instead asks you to send coins to a personal address “to hold the price”, stop.
Where to convert USDT in Batumi

A registered address isn’t proof of a walk-in cash desk, so call or message before you go. None of these offices publishes spreads or minimums for large amounts that we could find; ask two of them for a written quote on the same day. Registration doesn’t mean perfection either: the NBG publishes fine notices for AML breaches, and PayBit has been the subject of one. Our Batumi crypto exchange guide covers the offices in more detail, and the OTC desks guide explains how to compare quotes.
Step by step: buying with USDT on TRC-20
Most Batumi conversions are quoted in USDT on the Tron network (TRC-20): local offices and exchanges support it and fees are predictable. A transfer uses Tron “Energy”; if your wallet has none staked, it burns TRX instead, so keep some TRX alongside your USDT. If you’re new to the coin, start with how to buy USDT in Georgia.
Shortlist a project and trace the crypto claim
Decide on the area and budget, then for each project find out who makes the “accepts crypto” claim and which NBG-registered provider actually converts the coins. If the agency can’t name one, plan to convert on your own at an office you choose.
Check the developer, permit and registry extract
Order a fresh extract from the Public Registry (napr.gov.ge) using the cadastral code: it shows the owner and any mortgage or seizure. Check the construction permit, and visit buildings the developer has already finished. Ask how many units in the building are still unsold.
Sign a contract priced in USD
The contract names the price in dollars or lari, the instalment schedule and the developer’s company bank account. No wallet addresses, no crypto amounts. A lawyer can sign under a notarised, apostilled power of attorney if you’re abroad.
Get your USDT ready on TRC-20
Hold the USDT on an exchange or in your own wallet with TRX for fees. Gather exchange statements and withdrawal records that show where the coins came from: for a property-sized amount the office will ask about your source of fundsSource of fundsDocuments showing where money came from (salary, sale of property, exchange statements). Georgian banks may ask for them on large crypto-related transfers..
Convert at a Batumi exchange office
Pass KYCKYCKnow Your Customer: identity checks (passport, selfie, sometimes proof of address) that licensed services must run before you trade. with your passport. Confirm the network (TRC-20) and the address with the office in person, send a small test, check it on Tronscan, then send the rest. Get a receipt that shows the amount of USDT, the rate and the payout.
Pay the developer and register ownership
The office pays the developer’s account, or you receive dollars or lari to your Georgian account and pay from there. When the developer can transfer title, register it at the Public Registry: 150 GEL for 4 working days, 270 GEL for the next working day, 350 GEL same day.
One more USDT-specific risk: Tether’s terms let it freeze tokens and blacklist addresses. If you buy USDT from strangers on P2P before the deal and some of it turns out to come from a flagged address, your wallet can be frozen in the middle of a purchase. Buy the USDT you’ll use on a regulated exchange, and keep the trail clean.
Need USDT for a Batumi purchase?Buy it with a card on a licensed global exchange, then convert at a registered Batumi office.
Buy USDTOff-plan risks in an oversupplied market
Most crypto-funded purchases in Batumi are off-plan: you pay in instalments for a flat that doesn’t exist yet. The attraction is obvious (lower entry prices, interest-free instalments), and so is the main risk. Galt & Taggart counted about 12,400 unsold apartments in surveyed projects at the end of 2025, roughly 14% more than a year earlier. Sales are growing, but supply is growing too.
What that means for you:
- Resale competition. If you plan to sell after handover, you’ll compete with developers still discounting new units in the same district.
- Delivery risk. A developer selling slowly has less cash for construction. Prefer developers with finished buildings you can walk into, and instalment schedules tied to construction stages.
- Rent competition. Every completed building adds flats competing for the same tenants; more supply is a plausible part of why the average yield fell from 8.8% to 7.4% in a year.
- Crypto price risk. With USDT your exposure is mostly the conversion rate on the day. With Bitcoin, the dollar value of your savings moves between instalments, so consider converting each instalment when it’s due rather than counting on BTC holding its price through the build.
Never pay the full price into a project before you’ve seen the registry extract and the permit, and never pay to anyone other than the company named in the contract.
Renting it out: yields, seasons and management
Batumi is a Black Sea resort, so rental income is seasonal. The summer season brings beach tourism, while the off-season relies more on longer lets and on casino visitors, whom Batumi has long drawn from Turkey and Israel. Reports we saw only in search summaries put Adjara at about 2.6 million international visitors in 2025 and Batumi airport at 1.2 million passengers.
The average gross yield of 7.4% (2025) is calculated before costs. To get a realistic net figure, subtract:
- management fees, if a hotel-style operator rents the unit for you (some buildings offer this; terms vary and we found no reliable market average)
- furnishing and periodic refurbishment
- utilities and building service charges during empty months
- tax on rental income, which is a different question from the crypto tax treatment
Read any rental-management contract as carefully as the purchase contract: who sets prices, how bookings and payouts are reported, and how you leave the arrangement. A “guaranteed return” paid in USDT is a red flag in itself, since a Georgian company may not pay you in crypto either.
Residency and taxes in brief
A Batumi flat can support a residence permit only if it’s worth more than USD 150,000 (accredited appraisal), the threshold since 1 March 2026. ONE Development advertises exactly that number on its homepage. A $45,000 studio won’t qualify alone, though several properties may be combined. Selling crypto as an individual is not taxed in Georgia under Public Decision No. 201, with caveats for salary and business income and for your home country’s rules. The details are in our crypto tax guide and the main crypto real estate guide, and if you’re relocating, crypto for expats in Georgia covers banking. Comparing the coast with the capital? The Tbilisi market figures are in the main guide, and if a car is next on your list, the same convert-first rule applies to buying a car with crypto.
